Location:

  • Only a block south of the Lueken’s South grocery store and the First National Bank south branch on the east side of MN 197 South, at the intersection with Rako Street.
  • Very high traffic count and increasing. Highway #197 is the major artery through town and the section from Lueken’s grocery and south was recently upgraded to a five lane road (two travel lanes each direction and a center turn lane). MnDot did this project because of anticipated Bemidji traffic patterns to and from the US #2 bypass.
  • Today the south end of Bemidji along #197 is a “transition area”, currently a combination of small businesses and older residential homes gradually disappearing and being replaced with new businesses. We believe the improved highway will accelerate this changeover as an emerging growth area.
  • South Bemidji’s new look is already underway. Consider the following: The huge Sanford Event Center built on the south Lake Bemidji shore, an upscale Doubletree Hotel now open on the lake, a new Country Suite Hotel and Cowboy Jack’s Restaurant attached to the event center, a 30 townhome development now selling east of Sanford by the lake, and a new $4 million Minnesota Public TV facility adjacent to the south. That’s only the expansion around Sanford.
  • Just up #197 at 1st Street South is an “island” four acre site (former MnDot headquarters), purchased and cleared by the city for commercial development. The site is now available, is likely to be a larger project, and it is reported that the city has received an offer on the property for a new 70 unit extended stay hotel.
  • Slightly further south on #197 is the entrance to the busy industrial park and transfer station. A huge new Minnesota Limited complex is set to begin construction off Carr Lake Road in the park. Additionally, a new commercial plat behind Southside Restaurant at the bypass with a large Kenworth truck sales and service facility and Nortrax (John Deere parts) both already committed, the continually expanding Irvingboro residential project just to the west on Lake Irving, another new residential plat south of Horace May School, big church additions along #197 at Evangelical Free and Calvary Lutheran. All together these developments and commercial growth indicate that this highly visible frontage location will be a good place for business in the coming years.
  • Less competition here! The northwest (big box store/mall side) of town has high traffic and lots of people, but it also has a substantial level of business competition. Sometimes it makes sense to set a business apart, and this location can do it!

Property:

  • A highly unique parcel with 95’ of highway #197 (five lane) frontage by approximately 210’ depth (total about 20,000 square feet). The center turn lane off 197 is beneficial for entry to future businesses here.
  • City zoning is B2 (general business). Beltrami County parcel # is R80.04201.00. Real estate taxes payable in 2015 are $1,364. Assessments are paid.
  • Formerly an older home, then a business office that was purchased and torn down to prepare for a new use. To that original structure a 1” copper water line is still connected off highway 197, and sewer line extends to the rear main.
  • The now vacant lot is level, all sand soil, no trees, ready to build.

Neighbors:

  • To the north is a recently built contractor home sales office, to the east is the very busy Gym Bin (a gymnastics and child care facility) which has an entrance drive off 197 South on the north side of the subject lot (see aerial photo). Finally, to the immediate south is a now vacant small home/office that is also available for sale. The 1000 lot and this adjacent lot could be combined for a larger business use.

Corner Visibility and Access:

  • The north side of the lot fronts on the 30’ asphalt private drive into the Gym Bin. The 1000 property has deeded access along this drive. This essentially makes the 1000 parcel a sort of corner lot. That presents an excellent structure construction opportunity in that a building can be placed close to and parallel with the south lot boundary. That would increase visibility off the highway, and allow parking directly off the drive in front of the new building for easy customer access. It would also permit more than one smaller business or office on the site using an elongated structure (see proposed sketch of concept). Can you see the possibilities?
  • To make a multi-use or larger structure possible the owner spent about $20,000 to extend the city water main to the rear/east end of the lot. This would enable a sprinkler system to be installed to meet fire codes in a new building. A city sewer main was already in place across the rear of the lot.
  • The land elevation above the water table is sufficient to install a full dry basement under a new structure, which is lower cost per square foot, and opens up more possibilities.

Price:

  • Seller is asking $125,000 for this ready to build frontage parcel and open to a realistic offer. Will consider Contract for Deed terms at low interest on a short term basis with good down payment or other collateral.

High traffic visibility equals “free advertising”.
