South Bemidji's new look is underway. Consider the following: an upscale Doubletree Hotel recently opened on the lake, a new Country Suites Hotel and restaurant attached to the event center, a 30 townhome development underway east of the Sanford by the lake, new $4 million Public TV facility adjacent. Now planned are a 70 unit new apartment and 34 unit residential condominium. That's just growth around the Sanford Center.

We're not done. South #197 is also growing and traffic counts will be increasing. Just across the street from 205 Shevlin is an "island" four acre site (formerly MnDot headquarters), that was purchased and cleared by the city for commercial redevelopment. The south part of this property now has a new Candlewood Suites 70 unit extended stay hotel.

Highway #197 is the major artery through town and the section from Lueken's Grocery and south was recently upgraded to a five lane road (two lanes each direction and a center turn lane). MnDot did this project because of anticipated Bemidji traffic patterns to and from the US #2 bypass.

Today the south end of Bemidji along #197 is a "transition area", currently a combination of small businesses and older residential homes gradually disappearing and being replaced with new businesses. We believe the improved highway will accelerate this changeover.

Slightly south on #197 is the entrance to the busy industrial park and transfer station. A huge new Minnesota Limited complex was just constructed off Carr Lake Road. Additionally, a new commercial plat behind Southside Restaurant at the bypass with a large Kenworth truck sales and service facility and Nortrax (John Deere parts) both already committed, the continually expanding Irvingboro residential project just to the west on Lake Irving, another new residential plat south of Horace May School, big church expansions along #197 at Evangelical Free and Calvary Lutheran. All together these developments and commercial growth indicate that this highly visible 205 Shevlin location will be a good place for business in the coming years.

Less competition here! The northwest (big box store/mall side) of town has high traffic and lots of people, but it also has a substantial level of business competition. Sometimes it makes sense to set a business apart, and this location can do it!

Property:

Fronts on Shevlin Avenue, just south and next door to a bank (Ultima Bank Minnesota) and the new Paul Bunyan Trail bridge across #197. This site is completely visible (and easily accessible) from the intersection.

The land consists of three 25' wide lots and a partial 19' lot for a total of 94' frontage on Shevlin by an average about 210' depth. Total about 20,000 sq. ft. (just under half acre - see survey sketch). The DNR owns the trail land to the west (the bike/walk trail), and there's a residential home immediately to the south. The City of Bemidji owns a 50' lot between 205 and the bank which may be acquirable to add to the existing lot.

This commercially zoned lot contained a small home and garage that was just demolished by owner to prepare the site for new business use.

Just west of this property is the paved Paul Bunyan Trail which goes over the bridge and connects with other asphalt trail branches. This bridge trail is already becoming popular with bikers, walkers, and rollerbladers.

Land elevation is quite level but is high enough above the water table to allow a full basement or lower level, opening up more possibilities for use.

The property has a new city water main just installed along Shevlin Avenue with both two inch and six inch curb stops for easy connections. The property does not have adjacent city sewer but the owner has obtained DNR approval to cross the trail ROW to connect to a city main.

Zoning is B2 (general business).

Beltrami County parcel number is R80.02677.00. Real estate taxes payable in 2016 are $582.00.
